Seattle Municipal Tower Tenant Improvements, City of Seattle, Seattle, WA

Wood Harbinger provided the mechanical and electrical tenant improvements to relocate approximately 1,600 city employees to the Seattle Municipal Tower (formerly Key Tower). The Seattle Municipal Tower is a 62-story, 900,500 SF high-rise office building in downtown Seattle. The City bought the Key Tower and over a seven-year period relocated several departments into the building. The departments varied in size from under 1,000 SF to over 100,000 SF.

As a prime consultant to the City, we reviewed existing drawings and evaluated systems for capacity, safety, code compliance, and federal energy requirements. Subsequent to the review and analysis, we designed upgrades of the mechanical and electrical systems, emergency generator systems, and fire and life safety systems. We also replaced an outdated Energy Management System with a new Direct Digital Control system and provided construction administration services.

This project was designed to the Silver level of the LEED building rating system.
